FEASIBILITY & BUSINESS PLANNING STUDIES

It takes more than capital campaigns to advance your mission.

Gauging your constituency’s attitude towards your proposed project, adapting its strengths, and measuring financial expectations are crucial in designing a campaign that is attractive to prospective funders and thus becomes winnable.

Feasibility Study & Capital Campaign

Valley City State University

The Valley City State University Foundation reached out to PACE Fundraising to design and execute a Feasibility Study testing support of a 5-component proposed capital construction projected to cost $33M. The original five-point plan would have accomplished the expansion of scholarships, the repurposing of a former pool area into an event center in the student union, the repurpose of historic campus landmark McCarthy Hall, the renovation of select residence halls, and added an indoor practice facility, track, locker rooms, and weight training facilities to Osmon Fieldhouse.

Following our Feasibility assessment, the vision came into focus with four of the original five components. Residence hall renovations was eliminated due to uncertainty of housing needs among the constituency interviewed. The remaining components were divided into two phases: Phase 1 - Scholarship & Osmon Addition, Phase 2 – McCarthy Hall & Student Center Repurposing. The total construction costs associated with both phases is $25M.

PACE was chosen as campaign counsel and, with foundation executives, is currently leading efforts in year two of a projected three-year prospect cultivation effort.

"Our (VCSU’s) experience with PACE was absolutely first rate. Having never done a capital campaign before, they developed, led, and helped us win our first ever campaign. From the initial goal setting, to planning, to the prospect and propensity study, to establishing timelines and maintaining professional oversight, we felt like we were working together with PACE every step of the way. We are confident that the energy, enthusiasm, and support for this campaign helped lead us to record enrollments each fall for the past three years! The scholarship growth and infrastructure improvements this campaign funded will enable long term growth and sustainability for the entire campus. Shannon and his team are detail oriented and come with a plan for action and accountability that leads to successful outcomes. We are grateful for their guidance and leadership and enthusiastically endorse them.”

Cooperstown Medical Center

Cooperstown, North Dakota has a population of approximately 800. It’s hospital, Cooperstown Medical Center (CMC), and its skilled care nursing home, Griggs County Care Center (GCCC), are the community’s largest employers. Both facilities serve a three-county area in east-central North Dakota and have an aging infrastructure not conducive to 21st century medical treatment.

PACE was chosen to conduct a region-wide Feasibility Study to determine community attitude and financial viability of a new facility to house both CMC and GCCC. The projected cost of the project came in at $27M with the U.S. Dept. of Agriculture (USDA) providing the bulk of funding via its Rural Development loan program. The study found a majority of support stakeholders.

As per USDA requirement, CMC and GCCC would need to raise 10% of the loan amount: $2.7M in private support. PACE was chosen to advise and manage the efforts of a very effective local leadership group. After fourteen (14) months in the field cultivating donor gifts large and small, the campaign team has secured $2.4M in private pledges and contributions. Goal realization is almost certain with a number of high-capacity requests and the public phase of the campaign still to be completed.

Capital Campaign

Lewis & Clark Fort Mandan Foundation

A relationship that began with our team providing capital campaign design and management for a $5.5M facility expansion adding conference space, became a four-year engagement that included special project funding for books published by the Dakota Institute and a conversion of the Foundation’s annual membership drive into a full-fledged annual fund. We also provided asset-based giving and planned giving facilitation in the completion of the capital campaign.

A great example of the interconnectivity of the types of giving services we provide and the journey a donor can take with your organization from impulse gift to major gifts and bequests. Our deep relationship with Lewis & Clark Fort Mandan Foundation helped grow its donor base and provide more exhibits, space, and programming for its Interpretive Center in
Washburn, North Dakota.
